    RENTING

    If one is to rent there is no need for major repairs or maintenance on minor repair and maintenance and can upgrade on short notice if property becomes unsuited to ones needs or requirements.

    PURCHASING

    If one was to purchase a property there are many things to consider.How long does one intend to stay in this property? How must the house be when purchasing—Newly renovated or old style to be renovated? If one purchases an up to date house, which is, move in ready there should be only minor items to repair and maintain.

    If one purchases an older outdated property at what price will it be at and if it is sold in 5 years time how much more outdated will it be and will it INCREASE in value or will it stay the same or decrease in value with no improvements done to the property? What will the cost be to update the property and will it be able to achieve the NEW MARKET VALUE once all the renovations have been completed?

    But before you purchase get a PROPERTY INSPECTOR INVOLVED in order to check out the condition of the property to ensure that there are no further hidden costs awaiting once you have purchased the property. IF you are willing to do the updates and the value will increase to at least The amount of money the renovation has cost but preferable more then it will be a good purchase as you will be able to enjoy the updates until you are ready to sell.

    If you are not willing to update the property then it will be best to rent a property until you are ready to purchase a new or recently renovated property in order to maximize the benefit of the property. If one is intending to renovate the property it is a good idea to get the Property inspected and checked out to see if you are able to proceed with the intended renovation and that is complies to the councils Regulations etc. and two to see if the renovation falls within a realistic budget together with the added value to the property for the area in which you intend to purchase the property.
